Spanish Springs is a broad valley north of Sparks where buyers consistently get more square footage and more lot for the money than in comparable Reno neighborhoods.
Spanish Springs grew quickly from the late 1990s onward, and the result is a large supply of family-sized homes on generous lots. RV parking, oversized garages, and side-yard access are far more common here than closer to town.
The trade-off is commute time. Getting to downtown Reno or the south valley means crossing Sparks, and the Pyramid Highway carries most of that traffic. Buyers who work in Sparks or north Reno get the value without the drive.
For families priced out of south Reno, this is usually the first neighborhood worth a serious look.
